Board Of Directors (BOD) Update
Greetings to all Pinecrest Village HOA Members,
2024 is coming to an end and has been a challenging year in numerous ways for many. On behalf of the Board of Directors, we hope you have weathered the challenges well and join us in looking for better things to come in the year ahead.
One of the Board’s challenges has been to improve how we get information out to the homeowners. We have recently established a website that we will populate with information for all the residents. At this website you can currently find:
- The official, county registered declarations that guide how the Board Of Directors govern the day-to-day management of the Pinecrest Village housing development and swimming pool rules.
- The Board of Directors names and how to contact us.
In the upcoming days we will be adding more Information of interest to the Residents to include:
- Security – Neighborhood Watch establishment in coordination with the WW Police Department.
- Development Status of the Myra Road corridor connection area to Taumarson Road.
- Common Area management
- Preparing our houses for the winter (i.e. outside storage)
We are in contact with a contractor to provide us with a formal bid to replace the leaking water supply line to the pool/bathroom complex and the common area sprinkler system. That same contractor will provide us a bid to repair the bumps/joints between Village Way and the paved paths down to the common area. This work will be paid for by the HOA operating fund. We will work with the contractor to do the work in the early spring.
The 2025 Annual HOA Resident’s Meeting is tentatively scheduled for 14 April 2025. The Board has set the 2025 annual assessment at the same $750 amount as it was for 2024. This will allow the Association to continue the plan to have 200% of its annual operating expenses held in reserve in the next few years, as was approved by HOA members in the past. As mentioned above, this reserve will fund the leaking water line repair in the common area and asphalt repairs with no special assessment. More information will be provided as we near that date.
As part of improving our security, we have obtained a formal address for the pool house complex and common area. This will also be the mailing address for the Board of Directors. It’s 1900 Fairway Drive– see the heading at the top of this document. This action has allowed the HOA to establish this common area as private property of the Homeowners Association and provided a clear location for response by both City Fire and Police Teams in case of an adverse event, like trespassing or a fire. We are working with this city team to establish a Block Watch program.
